HUD- Office of Affordable Housing Preservation (OAHP)
Ontra has been engaged over the last 10 years as an underwriter for OAHP's Mark to Market program. The process involves, market rental analyses, stakeholder evaluations, physical plant assessments, subsidy layering analyses and mortgage restructuring using a complex modeling system that layers the resulting refinance into a sustainable third party first mortgage, a second cash flow mortgage and where necessary a third contingent repayment note with the later two being held by HUD. In addition a rehabilitation escrow involving a "green" intitiative is established and managed by Ontra staff.
FDIC Receivership Assistance Services
Ontra staff has been engaged by the FDIC to provide the due diligence and analysis of the assets held by 10 different receiverships totaling $2.5 billion in assets. Within a 8-12 week period the staff had to complete reviews and analyses of all assets held by the institution, establish a liquidation value and business plans for disposition for all asset types being held.
AIG/Citicorp Securities/Credit Suisse/Goldman Sachs
Over the same 24 month period, Ontra was engaged by these four Wall Street entities to provide due diligence services and participate in the final acquisition of over $4 billion in both commercial (AIG and Credit Suisse) and residential 1-4 (Citicorp and Goldman Sachs) sub-performing assets. During this period portfolios were identified, reviewed, priced and bids offered on over $10 billion in assets.
