Beginning in 1984, Ontra forged the path in the Special Servicing business before it was known as such. Since the early eighties marked the beginning of this specialized industry, Ontra management had to develop an in-house system to effectively manage this asset class on a volume basis. Serving over 20 different institutions (sometime participating) with varying objectives, the system had to include flexibility and accountability as well as real-time functionality. From 1984-1986 Ontra effectively provided special servicing to this variety of clients on over $1 billion in residential 1-4 and $ 500MM in commercial whole loans as well as subsidiary assets.
Federal Government Contracting (FSLIC,FHLB,FDIC,FADA,RTC)
In 1986, Ontra began contracting with various federal agencies in their attempt to stem the losses of the S&L crisis at that time. Ontra was engaged as one of the most experienced (at that time) distressed asset managers to provide analysis, management, marketing and maximized disposition over $1.5 billion in assets for these entities. With 11 SAMDA contracts from the RTC, Ontra was one of the largest contractors in the nation.
Wall Street Investors(AIG, Citicorp Securities, Credit Suisse, Goldman Sachs)
In 1992, Ontra formed equity partnerships and special servicing arrangements with 4Wall Street investors to acquire and arbitrage over close to $4 billion in distressed assets. Ontra was given high ratings by all 4 rating agencies during that time frame in anticipation of servicing non-performing portfolios to be securitized by both the RTC and Citicorp Securities. Portfolios serviced in this time frame often achieved up to 45% IRRs with an overall weighted average of 18.75%.
